Government Affordability Home Buyer Programs

There are several options to help reduce barriers to entry into the housing market in Canada. Aside from the HBP, these didn’t exist when I bought my first home. I really wish they had.

I would LOVE for my first time buyers to know about these before they start shopping. You can save faster and potentially get a better home on your first try.

In my opinion, these are a bit of a no-brainer. Tell me what YOU think.

I always recommend looking into these programs long before you think you’re ready. Yes, YEARS before. Talk to your accountant or mortgage broker so it fits your situation. Don’t have one? Send me a message and I’ll connect you. Real estate questions are always free ;)

WHAT IS A FIRST-TIME HOME BUYERS TAX CREDIT (HBTC)

The Home Buyers Tax Credit is a federal non-refundable tax credit. It encourages Canadians to enter the real estate market by making home buying more affordable. The purchased home must be in Canada and registered with the appropriate land registry office - in your name, or in your and your spouse’s or common-law partner’s names.

Amount: You and your spouse/partner can share a total claim of $10,000, resulting in a maximum of $1,500 in tax savings.
Eligibility: You must have acquired a qualifying home (single-family, condo, townhouse, etc.) as your principal residence and not have lived in a home you owned in the year of purchase or the four preceding years.
Qualified Homes: The credit applies to new and existing homes located in Canada.
Homes under construction also qualify. You must move into the finished property within one year of the purchase closing date.
How to Claim: Use Line 31270 on your federal Income Tax and Benefit Return for the year of acquisition.
Disability: If you or your spouse/common-law partner has a disability, you do not need to have not owned a home in the last four years to qualify.

WHAT IS A HOME BUYERS’ PLAN (HBP)

The Home Buyer’s Plan (HBP) is a program that allows you to withdraw from your registered retirement savings plans (RRSPs) to buy or build a qualifying home for yourself or for a specified disabled person.

Withdrawal Limit: As of April 16, 2024, individuals can withdraw up to $60,000, or $120,000 for couples.
Repayment Terms: The withdrawn amount must be repaid to an RRSP within 15 years.
Repayment Schedule: Repayments typically start the second year after the withdrawal, with at least 1/15th of the total amount due annually.
Missed Payments: If you do not make your annual minimum repayment, the amount is added to your taxable income for that year.

Eligibility Requirements:

You must be a first-time home buyer, defined as not owning a home you occupied in the current or four preceding calendar years.
You must have a written agreement to buy or build a qualifying home.
You must be a Canadian resident.
The funds must be in the RRSP for at least 90 days before withdrawal.

NOTE: Temporary relief has been provided to those who made a purchase between January 1, 2022 and December 31, 2025. Accordingly, the 15 year repayment period would start the fifth year following the year in which a first withdrawal was made. For example, if you made your first withdrawal in 2022, your first year of repayment would be 2027.

WHAT IS A FIRST-HOME SAVINGS ACCOUNT (FHSP)

A First Home Savings Account (FHSA) is a registered plan which allows you, if you are a first-time home buyer, to save to buy or build a qualifying first home tax-free (up tocertain limits).

Your FHSA participation room in the first year you open your FHSA is $8,000. Contributions to an FHSA are generally deductible and can be used to reduce your tax. Transfers from your RRSP’s to your FHSAs are not deductible.

NOTE: You can combine the HBP with the FHSP for the same purchase.

WHAT IS THE NEW FIRST TIME HOME BUYERS’ GST REBATE PROGRAM

The FTHB GST/HST rebate provides eligible first-time home buyers with a full or partial rebate of the GST (or the federal part of the HST) on newly constructed or substantially renovated homes. Eligible individuals could get a rebate of up to $50,000.

This rebate can help you recover the taxes paid on your home, whether you purchase a new or substantially renovated home, or have one built. To determine if you are eligible for the rebate, go to First-time home buyers’ GST/HST rebate . There is a time limit to apply for the FTHB GST/HST rebate – usually it is within two years of taking ownership or finishing construction, so make sure you apply within this period.

NOTE: Not to be confused with the First-Time Home Buyer’s Tax Credit.

If you are even thinking about buying one day, this is worth understanding early. It can open doors of possiblity for you in savings.

But after years of walking through homes with buyers in Winnipeg, I can tell you something interesting: many of the details that make a home feel valuable are actually much quieter than that.

Good design doesn’t need to shout. Often, it’s the subtle choices that make a home feel cohesive, well cared for, and appealing the moment someone walks through the door.

Here are five design decisions that quietly add value.

1. Consistent Flooring Throughout the Main Living Areas

One of the first things buyers notice, even if they can’t quite explain why a home feels good, is the flooring.

Homes that flow from room to room with the same flooring feel larger, calmer, and more intentional. When floors change from tile to laminate to hardwood within a few steps, the opposite happens: the home starts to feel visually busy.

You don’t necessarily need luxury flooring everywhere, but consistency goes a long way.

2. Thoughtful, Updated Lighting

Lighting is one of the easiest ways to elevate a home.

I often walk into houses where everything else has been updated, but the light fixtures are still from 1993, or the cheapest option from the store. Swapping a dated fixture for something simple and modern can instantly change how a room feels.

Buyers may not consciously analyze the lighting, but they absolutely feel the difference.

3. A Calm, Cohesive Paint Palette

Paint is powerful.

Homes where every room is a different bold colour can feel chaotic, even if the house itself is lovely. A simple, cohesive palette - soft whites, warm neutrals, gentle greys - creates a sense of calm that buyers respond to immediately.

It allows people to imagine their own life in the space, which is exactly what you want.

4. A Welcoming Entryway

First impressions matter.

When someone walks into a home and the entryway feels clean, bright, and intentional, it sets the tone for the entire showing.

A small bench, a mirror, good lighting, and a bit of organization can make even a modest entry feel inviting. It signals that the home has been thoughtfully maintained.

5. Simple, Well-Maintained Landscaping

You don’t need a magazine-worthy garden to create curb appeal.

What buyers respond to most is care. Trimmed shrubs, tidy garden beds, and a clean pathway all send a message before anyone even steps inside: this home has been looked after.

And that feeling carries through the rest of the showing.

The interesting thing about all of these choices is that none of them are dramatic. They’re quiet. But together, they create the feeling buyers are looking for: a home that is cohesive, comfortable, and thoughtfully cared for.

And in real estate, that feeling matters more than people realize.

Navigating the sale of your current home and the purchase of a new one at the same time in Canada is complex and high stakes. It requires coordination to avoid owning two homes at once or, worse, having nowhere to go. That said, it is very common and absolutely doable with the right plan.

Here is how to approach buying and selling at the same time in our market.

1. Choosing the Right Strategy

There is no one size fits all approach, but there are three common strategies.

Sell First, Then Buy
This is the safest route. You sell your home, negotiate a longer possession date, and then shop knowing exactly how much money you have.
Pros: No risk of carrying two mortgages and no guessing on your budget.
Cons: You may need temporary housing if you do not find the right home quickly.

Buy First, Then Sell
This allows you to secure your next home before your current one sells.
Pros: Less pressure when house hunting and typically only one move.
Cons: You may need bridge financing or could be carrying two properties for a period of time.

Ideally, there is a small overlap in possession dates. That gives you time to move gradually, paint, clean, or complete minor updates before everything arrives.

2. Financial Tools That Help

If you purchase before your current home sells, financing tools can help manage the transition.

Bridge Financing
A short term loan that allows you to access the equity from your current home for the down payment on the new one.

Home Equity Line of Credit
A HELOC can sometimes be used to fund the down payment.

Mortgage Porting
If you have a strong interest rate, you may be able to transfer your existing mortgage to your new property and avoid penalties.

3. Managing Risk in the Contract

Subject to Sale Condition
You can make your purchase conditional on selling your current home. This protects you, but in a competitive market it can weaken your offer.

Longer Closing Period
If you are selling, negotiating a longer closing date can give you more time to secure your next home.

4. Critical Steps Before You Start

Get pre approved before shopping so you know your budget.

Understand your home type and market conditions. In a seller’s market, selling first gives you clarity and strength when competing. In a buyer’s market, selling first still puts you in control and prevents overextending yourself.

Work with an experienced agent who knows how to coordinate overlapping transactions.

Have a contingency plan in place in case possession dates do not line up perfectly.

5. Common Mistakes to Avoid

Underestimating costs such as bridge financing fees, mortgage penalties, double moving costs, and storage.

Closing on a Friday. If there is a funding delay, you may be waiting all weekend. Aim for Monday to Thursday.

Overpricing your current home. A competitive price reduces the risk of carrying two properties.

With planning, realistic timelines, and proper financing in place, buying and selling at the same time can be smooth and strategic rather than stressful.

Client Appreciation Party Recap - Fall 2025

Thank you to everyone who came out to my Client Appreciation Party. It was a success!
We raised $315 for Villa Rosa Inc. and collected an ENTIRE carload of brand-new items for babies and moms. Seeing that table fill up was honestly incredible. Your generosity blew me away. This generosity extended past the party date, as I still had more to pick up later in the week!

Recap: we brought the event back with all your favourite elements and some fun new additions. DJ JPQ brought amazing, kid-friendly energy and had everyone moving, from toddlers to adults. Whether you danced or simply soaked up the atmosphere, the room felt full of joy. Our magician had everyone laughing and in "shock" with his skill!

Highlights from the day included:
• Face painting
• Snacks & treats
• Entertainment - old cartoons in the theatre
• Cozy spaces to catch up and relax
• And, of course, lots of connection and appreciation

When the days start getting shorter and nights longer, it’s time to start prepping your home for winter. Here are a few items that can help you keep your home safe, warm, and ensure no damage occurs over our coldest months. Are there any other things you like to do to get your home ready?

1. Examine the roof

Get out your ladder and inspect up there, or rather, hire a professional to check for any shingles that have blown off or are curling. If you are a few years shy from repair, have you started to budget for a new one?

2. Clean out the gutters

Cleaning out the eaves is one of the simplest and most inexpensive ways to stop moisture from getting into your home; it helps keep it away from the foundation by guiding it away. Ensure there are no leaks and water flows where it is supposed to. Or, get gutter guards installed.

3. Shut off drain and outdoor faucets

Turn off all exterior faucets and drain water from outdoor pipes, valves, and sprinkler heads to prevent pipes from bursting. You may wish to consider frost-proof faucets.

4. Seal windows and doors

Sealing the gaps in your windows and doors is essential to reducing energy costs this winter. Any gap more than a nickel should have caulking applied. Weather stripping may also be required.

5. Replace furnace filter

Replace the filter monthly to ensure efficiency and keep dust particles from penetrating the clean, heated air. Test for carbon monoxide and it is recommended to invest in a detector to monitor your home. Carbon monoxide is undetected by smell, and can be deadly. A monitor is worth the cost.

6. Check your insulation

If you want to stay cozy in winter, proper insulation is an essential step. The higher the R-value, the greater the rating the performance of your insulation. Check with MB Hydro for any insulation rebates.

7. Check your smoke alarm battery

Last, enjoy the winter! May it be filled with warm, safe nights in your home.

One of the biggest conversations I hear in real estate today - especially from seniors and their families—is about aging in place. Many people want to stay in the comfort of their own homes for as long as possible. The good news is that with a little planning, this is very doable, and often far more affordable than moving into assisted living.

Here are some practical ways to make it safe and realistic:

Start with a Home Assessment

The first step is looking at the home through fresh eyes. Are there trip hazards? Is the bathroom safe? Would mobility be a challenge down the road? In Winnipeg, Enabling Access offers professional in-home assessments, led by occupational therapists, to identify risks and recommend changes. They can also help families access government programs that provide funding for modifications.

Make Key Modifications

Once you know what’s needed, even small changes can make a big difference:

Installing grab bars and zero-threshold showers in the bathroom
Improving lighting and removing clutter to reduce falls
Adding ramps or widening doorways for walkers and wheelchairs
Using smart-home tools like motion lights or fall sensors

These adjustments can keep a home both comfortable and safe for many more years.

Spring Home Maintenance Check-list

I don't know about you, but I am so excited about spring! It's as if all of humanity is being brought back to life! For many, it is a time to do a significant clean around the house, to declutter and remove unwanted items.

Whether you are getting ready for a sale, or just wanting to maintain your haven, here are eight important things that should be included on every homeowner’s spring checklist this year:

Examine the Roof

During the winter months, the roof of your home takes a beating. After months of heavy snowfalls, wind storms and ice build-up, your roof shingles may be in need of some attention. Hire a professional to climb up onto your roof and do an inspection. Check if any shingles are missing, cracked, buckled, or if they are beginning to curl. Shingles that have any damage at all should be replaced. If it looks like you have more than just a few shingles to replace, it may be time to start budgeting for a new roof before next winter.

Clean Out the Gutters

While we are on the topic of roofs, check out the gutter situation. The gutters on your house should be cleaned at least annually to prevent clogs and damage. The best time to do it is in the late fall after the leaves have fallen off nearby trees. Winter storms tend to cause plenty of debris to fly around, and some of it could be lodged in your gutters. Getting this done again at the beginning of the spring season will set you ahead of the curve when it comes to summer storms and help improve the health of your roof.

Inspect the Attic

Next, make your way up to the attic. Check for moisture, mould, water damage, or signs of any pesky critters living up there. Build-up of moisture could lead to significant damage if left undetected, and it is also a sign that you may need to get your roof inspected.

Thoroughly Investigate the Basement

After going up, it’s time to head down to the basement. Look for similar things as you would in the attic. Basements are more prone to issues such as water and moisture damage, especially as the seasons change. While you are down there, check for any cracks or signs of leaks in the foundation. Check out the sump pump and windows to ensure they are all sealed properly.

Inspect the Air Conditioning Unit

As the temperatures rise, it’s only a matter of time before you decide to turn on the AC to get some relief on those hot summer days. Make sure you do a thorough inspection of the AC unit, or hire a professional to do this for you if you’re unfamiliar with the required maintenance. The beginning of spring is a great time to change the filters and call in to have the unit serviced if needed.

Fence and Deck Maintenance

With all the snow and ice melted, it’s time to inspect your fences and deck. Check for cracked boards or panels, and make a plan to replace them if needed. It’s also good to check under the deck for signs of rodents or other pests that could have taken up residence during the colder months.

Spend Some Time on the Lawn

No one’s grass looks great after a long, harsh winter. Spend some time this spring tending to your front and back lawn. This could involve spreading grass seed or creating a better drainage system to eliminate water pooling, which is unpleasant to walk in and creates mosquito habitats.

Top-to-Bottom Interior Clean

Finally, we recommend doing a thorough top-to-bottom clean of your home’s interior. Clean out the fridge and kitchen cupboards and put all your winter wear away into storage. After all, lightening up your home and decluttering it will only add to the peace of mind that usually comes once the spring weather hits.

I firmly believe that how we set up our homes is a marker for how we will show up in our lives. Letting go of the old can help create space for the new.

As the holidays approach and the New Year begins, it's natural to reflect on where we've been and where we're headed. Often, these internal changes inspire external ones—whether that's reimagining how we enjoy our current home, preparing to stage it for sale, or even starting fresh in a new place.

You might be entering a new season of life—perhaps a marriage or loss in the family, a change in economic status, or a move to a larger or smaller home. Royal Winnipeg Ballet Gala Committee Update!

The Royal Winnipeg Ballet Gala was so much fun to be on the committee for. If you get my newsletter, I had mentioned it there. Collaborating with a group of people I admired and seeing how the event pulled together was a fun and fulfilling process this past year.

We were celebrating 30 years of Artistic Direction from Andre Lewis and his departure from that role, and that “Dreams Do Come True.” They do!

We had Josh Hidson from the company at our table and he was just a wonderful human to get to know. Two new friends I made that sat at my table were dancers from the Manohar Performing Arts Group, which is an Indian Dance Theatre group.

Our hosts for the evening were Catherine Wreford and Craig Ramsey; winners of Amazing Race Canada 8.

Thank you to anyone who EVER supports the ballet, dance, or who sponsored this event in some way. Hope to see you next year!

One other fun thing: each table was given a ballet it was to be themed from. Mine was “Moulin Rouge!” Can you tell?

Look up. What do you see? A plain white popcorn ceiling? Chances are you're one of millions of Canadians who haven't explored the option of ceiling decor. Designers are calling it the fifth wall in a room and have started to become more and more vocal about sprucing ceilings up. Here are some decor options to consider for your ceiling:

Wallpaper, or ceiling paper to be more accurate: Apply a textured wallpaper to your smooth ceiling in much the same way you would a wall. It can be left its original colour, or painted for a more stunning effect. Or, opt for a wallpaper that features a bold pattern or bright colour to enhance an otherwise serene room.

Wood planks: These can be applied over a textured ceiling and can be painted or stained to match, or contrast, other woodwork in the room. Choose a lightweight plank and be sure to nail them to joists. For added interest, angle the planks across the room, make a herringbone pattern, or even add a few rows around the room before switching to a typical strip design.

Corrugated tin: Using adhesive and screws, you can cover your ceiling with elegant tin ceiling tiles. Use them throughout a room or as a focal point above a dining room table or kitchen island, for example.

Fabric: Think of a tent, but in elegant, gauzy fabrics that drape from the center of a room to the walls. Alternatively, drape fabric across the ceiling adhering it every few feet with a wooden beam to create a cloud-like look.
